Opus Landmark at Meridian

The Opus Group selected Cripe to provide land surveying and civil engineering services for the completion of the Opus Landmark at Meridian. The initial three story office building at the north end was previously constructed as a spec office building. As the design commenced to complete the overall 24-acre, three building site, Cripe provided professional services in three phases. The initial phase included driveway improvements, parking additions and pedestrian connectivity improvements to the existing Building 1. The second phase of the project included the design of a five story office building including parking for the ultimate build-out with additional driveway accesses, storm water detention and treatment system, a covered pedestrian connector to Building 1 and a patio/deck area overlooking the storm water pond system. The third phase consisted of a two story building with a truck service court, pedestrian connectivity paths and additional car parking. The overall development was designed and coordinated with The Capital Group Companies, the tenant and eventual owner of the entire development.
The storm water management system consisted of a series of interconnected ponds and a constructed wetland area to provide a new aesthetic in the City of Carmel US 31 Corridor Overlay Zone Class A office space market. The low impact design (LID) concepts implemented as part of the treatment train in addition to the hydrodynamic separators have been cited as examples by the City of Carmel to other development projects. The storm water network included modifications to the original pond constructed with Building 1 to meet the regulatory requirements for storm water management while incorporating the LID features and aesthetics in the three new elements while respecting and preserving an existing wetland on the property. Cripe also obtained the local, County and State approvals for site construction and provided support services through construction.

Cripe provided topographic surveying and American Land Title Association (ALTA) Surveys for the properties for the design phase and the ownership transfer phase. After completion of the project, The Capital Group Companies desired to construct a canopy structure on the deck outside the cafeteria of Building 2. Cripe was retained to provide a 3D Laser Scan Survey of the patio and deck area to aid the architect in the design of the structure relative to the intricate design details originally constructed.
